Long Point Beach, West Tisbury
Like many folks who end up with a second home on Martha’s Vineyard, Joyce’s journey started with renting on the island every summer. She would try different areas to feel them out and if she found a great location, would rent the same house over again. When one of her favorite rental properties on Chappy came on the market, Joyce called me. Since she was now looking at the property as a long term investment as opposed to a week-long vacation, her perspective had changed so we needed to do a lot of research. As we investigated the property further with the help of several contractors, we discovered that it would take some considerable renovations on her part to bring the property up to a standard that would suit her needs. When the renovation costs were weighed against the rental income potential, the purchase did not fiscally work out for her.
We moved the search to other options on Chappy, but couldn’t find the right fit for Joyce. Everything had a bit too much “chappy charm”, or was dramatically out of the price range. So, we moved off Chappy and started focusing on a property in West Tisbury where the setting was not unlike the quiet, wooded feel of Chappy.
Joyce has always loved Long Point Beach on the South Shore of West Tisbury, and the house we found was right on the way to the beach. This small but well maintained vacation home was being sold furnished, and had a great rental history. We negotiated a price with the seller, and then Joyce called her architect. The purchase price allows her to customize the home to suit her needs perfectly, and her architect came right out to take measurements for construction to begin this winter.
